Construction of a residential building is considered a responsible event that requires a lot of effort, time and financial costs. Improper placement of structures on the site causes various difficulties. Sometimes buildings need to be removed altogether. Therefore, many people have a question, what should be the distance to the border of the neighboring site. When choosing a specific option, you should focus on building codes.

What should be the distance

Building regulations were first adopted in 1955. Since then, they have been revised many times.So, SP 42. 13330. 2011 is a document that is considered a modern version of SNiP 2.07.01-89. It refers to the construction of residential buildings. There is also regulation SP 53.13330. 2011, which defines issues regarding summer cottages.

When determining the minimum distance to the border of a neighboring area, you should be guided by the following standards:

  • from a residential building - 3 meters;
  • from poultry and small livestock facility - 4 meters;
  • from other structures – 1 meter;
  • from tall trees - 4 meters;
  • from bushes - 1 meter.

The interval between a residential building, utility buildings and the border of the neighbors' plot is measured from the wall of the house. Also, the basement of the building can be used as the basis. This recommendation should be observed if the building components protrude a maximum of 50 centimeters from the wall surface.This applies to the roof, canopy, porch and other elements.

If any parts of the structure protrude more than 50 centimeters, the interval is measured from them. When erecting outbuildings, which are located 1 meter from the border, the roof slope must be positioned so that rainwater does not fall to neighbors.

Other building codes

Before starting construction, it is important to define the red line. This zone separates private property from the public area. Compliance with this rule is very important. Any structure that goes beyond this line is allowed to be demolished in accordance with the court decision.

Red lines represent borders. They serve to separate sections from different elements. These include, in particular, the following:

  • main pipelines;
  • railroads;
  • power lines;
  • communication lines;
  • roads.

The red line requires amendments to the construction. It is permissible to have a residential building at least 5 meters from it. At the same time, tall trees are recommended to be planted at 4 meters. It is important that these objects do not interfere with the free passage of fire equipment and special vehicles. Also, they should not worsen the illumination of buildings.

The construction of objects on the site is required to be carried out according to the rules. In this case, it is recommended to take into account building regulations. In case of violation of legislative regulations, the building may be demolished on the basis of a court decision.
